We are currently in the closing stages of packaging the investment of some $20M in private-equity real estate funds for new Lancaster Brand Apart-Hotel or Condotel developments in Metro Manila and Cebu, on the strength of expected rental returns which will continue to grow at a rapid pace. With funds raised for commercial property deals in Asia having doubled in each of the past five years, Collingz see the market value of Condotel investments in the Philippines reaching new heights in 2007/8 as more developments come on line.

Rising demand for homes, hotels, short and medium term rental accommodation, offices and shopping malls in the Philippines, home to a population of almost 80 million and with a significant number of the more than 10 million returning overseas Filipino ‘Baby Boomers? is fueling rents. Residential rents in Metro Manila rose 26 percent in the three months to March 2007, their highest quarter-on-quarter increase in more than a decade, as more and more IT companies set up shop in the Philippines. Companies like Texas Instruments are investing $1B in expanded operations in the Philippines. High-end rents rose some 13 percent from a year earlier, said Collingz.

Collingz projects that Rents in the region are set to effectively jump up by at least 8.7 percent per annum over the next five years, compared with 3.3 percent in the United States and 3.7 percent in Europe. Yields from 8 percent to as high as 14-16 percent ROI on rental income property contrast with the 4 percent to 5 percent that private equity firms get in the United States and Europe.

People are in general looking to shift fund flows relatively towards Asia,” Collingz said. It already has had a profound impact in markets where there’s a lot of this money chasing the same assets. In Singapore, the region’s second- biggest market after Japan, investments by private real estate funds accounted for seven of the 19 office blocks, worth 6.7 billion dollars, sold since September 2005. REITs bought six. A Goldman Sachs fund paid 690 million dollars for two buildings last November that house the headquarters of DBS Group Holdings. In Hong Kong, property funds of Morgan Stanley and Macquarie Bank paid a total of 7.9 billion Hong Kong dollars, or $1.02 billion, for four office blocks from March to May, according a recent article published by CB Richard Ellis.

As the Singapore, Japan and Hong Kong markets become saturated, the Philippines will be the next real estate market to attract substantial overseas investments. Lower prices and retirees?spending money are also directing foreign attention to residential condominium hotels in the Philippines, which in turn is driving up more construction. A lot of this interest is being driven by the relatively cheap market prices here compared to Europe ?especially UK housing prices ?and the easy payment options available for condominium hotel developments Collingz said. The buyers gain rental incomes that on today’s purchase prices give a projected ROI of some 8 percent to 14-16 percent depending on the mode of payment for the unit she said.

Covered Calls, A Godsend in a Flat or Falling Stock Market

It is amazing to me that not many retail investors understand the concept of generating cash flow from their stock positions. When I tell people that I utilize covered calls to generate extra income, hedge my stock positions, and set strict sell disciplines they look at me like I am crazy. I was introduced to the concept from a stockbroker, Scott Masse, who runs Masse Wealth Management, in Smithfield, RI. Scott is also the owner of a few bars and one night over a few diet cocktails, ie. barcadi and diet cola, he explained the concept to me. The idea of writing covered calls is the only option strategy that you can employ at most of the major brokerage firms for your IRA investments. The reason is that writing covered calls is a very conservative strategy relative to other option strategies.

The strategy is very similiar to selling an option on a piece of real estate. For example, I’ll give you $10,000 now, if you allow me to buy your property 6 months from now at a set price. If I choose not to exercise my option, you keep the money and we go our seperate ways.

With a stock, if I buy 1,000 shares of ABC OIL at $10 and the stock goes to $11 in the following month. I can sell someone the “right” or option to buy the stock from me six months from now at $12.50. For that right or option, the option buyer has to give me some consideration, similiar to the above real estate example, let’s assume it is .50 per share or $500.

The $500 is immediately deposited into my brokerage account, but an option position also shows up on my statement. I can not sell the stock prior to 6 months unless I buy back the option in the open market. The option price can fluctuate from day to day, therefore, I typically hold my stocks until expiration.

Six months from now, two things can happen. One, the stock goes above $12.50 and the person “calls” me out of the position, which I am more than happy to do since I bought it at ten. Second, the stock has declined below $12.50 and the option holder is holding on to a worthless option. The option holder would not “call” the stock from me at $12.5 when he or she might be able to buy it in the open market at $11.50.

I then start the process all over again and write the calls again.

Let’s examine what I accomplished with this strategy: 1. I hedged my position by 5% or $500 2. I set a strict sell price that I was willing to let the shares gor for, $12.50 3. I generated income that I could enjoy or reinvest.

I can not tell you how happy this strategy has made me since the crash of 2000-2001. The strategy has helped me keep my head above water in this depressing market.

A good friend of mine is a computer programmer. He also shares a passion for covered call writing and has written a program that is in beta testing. I am his BETA Dummy. So far, the program has saved me countless hours of research and has narrowed my focus to a short list of 5-10 natural resource stocks to add to my portfolio quarterly. In future articles, I’ll discuss some of my picks and income generated from the covered call strategy, plus provide a link to the option software.

Considering retirement in a Tropical Climate? For many British, Australians and Americans, retirement time is just around the corner. At home, with low interest rates and high cost of living, the prospect of trying to live on a pension, in old age, is a daunting one unless you are preapred to substantially downscale your lifestyle. For some, moving to retire in another country is an option which has been successful in the past with Spain, Portugal, Mexico and Puerto Rico being among some of the more popular destinations. But why not consider retiring in the Philippines?

Over the past decade, the Philippines has become a retirement haven for thousands of foreigners, particularly the Japanese, Korean, and Northern Europeans. Along with Thailand and Malaysia, the Philippines developed communications, infrastructure, and service delivery systems specifically geared to meet the needs of foreign retirees. Better yet, unlike most European Countries and South America, nearly everyone speaks ENGLISH in the Philippines.

The Philippines offers a significantly lower cost of living. The Philippine Peso (PhP) exchange rate is approximately PhP 45 to $ 1.00 or PhP 92 to 1 Pound [Sterling (GBP)]. Housing, food, and labor costs are quite reasonable. A One bedroom condominium can be purchased for around $ 72,000 or GBP 37,000 or a Studio for only $ 45,000 or GBP 22,800 and one can dine out on average at a three star restaurant for less than PhP 500. If you hire domestic help, a private driver’s salary is approximately PhP 10,000/month, while trained housekeepers earn approximately -PhP 5,000/month. These salaries are lower if you live in the provinces.

Cable Television, Hi-Speed Internet and Satellite Communications are cheap. One can hire an air-conditioned taxicab for eight hours for less than $25.00. In a country where a provincial Governor’s salary is only PhP 28,000 per month, and a Presidential Cabinet Under-Secretary earns PhP 35,000, your pension can go a long way. So, if you have a retirement income of approximately $1,500 to $2,000 per month ( PhP 80,000 to 100,000) you can live quite well in the Philippines.

As for health care, most U.S. Health Management Organizations pay for medical expenses incurred in the Philippines. Check with your HMO. The Philippine Department of Foreign Affairs presently has a task force headed by former Secretary Roberto Romulo working to have the U.S. government accredit a number of first class Philippine hospitals for Medicare reimbursement. The Makati Medical Center, one of the nation’s best already has such accreditation. Unbeknown to many is that for years, citizens of nearby countries such as Thailand, Nauru, Tonga, Indonesia, and Malaysia have flocked to the Philippines for medical care, particularly sensitive surgical procedures. The quality of medical care at the better Manila hospitals such as the Asian, St. Luke’s, Medical city, Cardinal Santos, Philippine Heart Center for Asia, National Kidney Institute, and Makati Medical Center meets international standards.

A Japanese company is building a medical facility in Tagaytay city exclusively for Japanese nationals within the year. There are now close to 10,000 Japanese retirees in the country, and the number is growing annually. The British government recently acquired a large tract of land in Fort Bonifacio to build a new Embassy. The British ambassador explained the larger facility is meant to help serve the growing number of British nationals retiring there as well. Japanese and Korean investment groups are buying homes and condominiums in Manila, and tracts of provincial land for retirees. This has caused a mini- Real Estate boom in the country. A retirement village exclusively for Japanese nationals already exists in Tagaytay, and more are planned. These are strong indicators of what is on the horizon

English is the Philippines’ official business language. Most of the people you will meet, from hotel workers, taxi drivers, sales or service people, government employeesa all speak English, or have a working understanding of it. The middle class speak English, without exception. All major newspapers, and major broadcast companies use English. An English speaking visitor will never get lost in the Philippines. It is the universal use of that language that has been a strong incentive to foreigners. As well, communications links within the country and to other countries via the various commercial gateways is up to international standards. For example, the use of cell phones and text messaging is so common that housemaids, street vendors and food hawkers can be seen using their celphones incessantly.

One will never want for adventure and sights to experience in the Philippines. There is always a colorful Fiesta, pageants, street festivals, and open public events going on. Lush with bountiful natural resources, one can enjoy the numerous beaches, resorts, golf courses, and play just about any sport, except skiing. There is an ice skating rink in Manila, though. Scuba diving and fishing are among the sports which draw the most number of foreigners to the rich aquatic offerings.

Shopping is the Filipinos’ second most popular activity, the first is eating. Manila is Asia’s undiscovered shopping Mecca. You will love the golden purple sunsets, the fragrance of the flowers at dusk, and the wonderful array of fruit and food. I used to enjoy watching the Sun set from the bar at the Philippine Cultural Center. There, you can listen to the Symphony, check out a play, or enjoy Grand Opera. There is just so much to explore and discover, specially in terms of nature, culture, and history. If you’re a betting man, there’s horse racing, the Jai Alai, numerous first class casinos, and of course, cok-fighting. Manila is well known for its exciting night life.

Cameco’s Uranium for New Mexico’s New Enrichment Facility?

According to a New Mexico State Senator, the proposed uranium enrichment facility in New Mexico may be getting its uranium from Canada, completing shutting the U.S. out of the mining and enrichment process steps of the nuclear fuel cycle. Will Cameco be the supplier? If so, will the uranium ore come from Canada or Kazakhstan?

Guess what? Our recent investigation shows the uranium to be enriched in the LES/Urenco proposed enrichment facility in Lea County, New Mexico may come neither from uranium properties in New Mexico nor anywhere else in the United States. Just as New Mexico’s nuclear/uranium mining renaissance was ready to get underway, a deal may have already been cut to enrich uranium mined in a foreign country. Louisiana Energy Services (LES), through the consortium’s general partner Urenco Ltd., may have struck a deal with Canadian-based Cameco Corp. Will this uranium come from Canada or Kazakhstan?

According to New Mexico State Senator Carroll H. Leavell, the uranium ore to be enriched at the facility near Eunice, New Mexico facility would be coming from outside the United States. Senator Leavell told StockInterview, “The uranium ore will be coming out of Saskatchewan.?When we asked if the uranium to be enriched in New Mexico would come from the Athabasca Basin, an area hosting the world’s richest grades of uranium and which is also located in northern Saskatchewan, Senator Leavell claimed he wasn’t sure where the Athabasca Basin was. But he told us that Urenco Ltd informed him the uranium was coming from that western Canadian province.

We can only speculate the uranium producer might be Cameco Corp. On July 22, 2002, Cameco signed a Memorandum of Agreement with LES, along with Urenco Ltd, Westinghouse Electric Company, Fluor Daniel and the affiliates of U.S. utilities: Exelon, Duke and Entergy. In an email response to our inquiry, earlier this week, Netherlands-based Urenco Ltd Communications Coordinator April Wildegose-Mistry informed us, “Cameco Corp was part of the original LES project. They pulled out around March 2003 as they needed to focus on other business issues.?

We have also asked to interview Urenco’s CEO. Perhaps he may clarify this matter for us. One industry insider told us Cameco stated its continued support for the LES initiative after it withdrew as a partner. However, the recent joint venture company, Enrichment Technology Company, formed by Areva and Urenco may open the possibility the uranium could also come from Areva’s uranium interests in Athabasca. AREVA is a Paris-based company offering technological solutions for nuclear power generation, and electricity transmission and distribution.

This development could further irritate at least one New Mexico legislator. State representative John A. Heaton from Carlsbad, New Mexico, and who also sits on New Mexico’s Energy and Natural Resource Committee, was adamant about U.S. independence from foreign energy sources. He told StockInterview, “We need to use the assets we have and not be dependent upon foreign countries. I worry a lot about the dependence we have on other countries.?
In this instance, Heaton might be getting a double-whammy of foreign dependence. Not only is Urenco Ltd a foreign-owned and controlled company (a Dutch/ British/German consortium), but the uranium its New Mexico facility would be enriching could come from at least one foreign source, Canada. Because the uranium ore might be sourced from Cameco, yet another country’s uranium could be supplying the New Mexico enrichment facility: Kazakhstan.

Cameco plans to boost uranium mining in this former Soviet country to a level which might approach its uranium production in the Athabasca Basin. Kazakhstan recently joined the “Putin Alliance?of uranium-producing countries. On June 22nd, Kazakhstan signed a contract worth $1 billion to supply Russia’s Tekhsnabexport to supply Russians with uranium through the year 2020. The Economist Magazine’s Economic Intelligence Unit recently issued a caution on this country.

We asked our uranium industry analyst, David Miller, about this new twist in the LES/Urenco story. Miller is a third-term Wyoming legislator, who is an original member of the Wyoming Energy Commission and a past member of the National Council of State Legislator’s (NCSL) Energy Committee., now serving on a NCSL-related committee. Miller is also president of Strathmore Minerals, a company which is now advancing its properties through the permitting process in New Mexico. Miller told us, “The State of New Mexico may miss out on the hundreds of millions of dollars of tax revenues from potential severance, ad valorem, sales and other taxes the domestic industry would pay the state to mine uranium in New Mexico. Instead, the foreign uranium pays zero taxes to enter the state for enrichment.?In other words, Cameco or another may be getting a free ride on taxes.

Ominously, Miller asks these questions, “The real question for New Mexico is this: What happens to the part of the uranium that does not go onto the fabrication plant? Does it stay in New Mexico? Is it shipped back to Russia, Kazakhstan or Saskatchewan??This gave us pause for thought. After it leaves New Mexico, how do we know it would be used for civilian energy purposes? Could it be transported elsewhere and be more highly enriched? That’s just speculation.

Miller recommended that New Mexico legislators demand the LES plant be fed uranium mined in New Mexico, not in Canada or Kazakhstan. “If this were to happen,?Miller wrote in an email to us, “thousands of new mining jobs would be created in areas of New Mexico which need the most economic development.?Once the world’s leading uranium producer, New Mexico’s Grants Uranium Belt is again being explored by more than a dozen companies. Some hope to permit and operate new uranium production centers in New Mexico. We trust this latest wrinkle will awaken New Mexico’s legislators and help them protect uranium mining developments in their states. Perhaps their voters, who might be looking for higher paying jobs, would appreciate that.

Day trading is not investing. The day trader’s time frame of analysis is rather short: one day. Their only intent is to exploit the stock’s intra-day price swings or daily price volatility. Unlike stock investors, day traders do not seek long-term value appreciation.

Stock volatility is generally a rule of the market rather than an exception. Most stock prices move up or down in any given day due to a variety of external factors. Even if the market is relatively calm, there are always stocks that are volatile. Day traders seek to identify a stock that has a trend and then go with that trend. “Trend is a friend” is a common motto among day traders. Day traders seek to pick up a relatively small stock movement, 1/8 or more on that stock. If day traders are trading a large block of shares (that is, 1,000 shares per trade), then day traders will profit $125 from a 1/8 price movement. Conversely, if a day trader acquired 1,000 shares and the trader was wrong, which also happens, then the day trader will lose $125 from a 1/8 price movement. Volatility is a double-edged sword.

For expensive stocks that trade for $100 or more, a 1/8 or 12.5 cents movement is such a small relative price change that it happens all the time. Consequently there are plenty of day trading opportunities. It is not common to see a day trader executing many, sometimes as many as 100, trades in a single day. On the other hand, an investor’s time frame is much longer. Investors seek a much larger price movement than 1/8 to earn the desired rate of return. That takes time.

In short, day traders seek to extract an income from intra-day price volatility by trading the stock frequently, while the investors seek a long-term capital appreciation.

We would all like to think of ourselves enjoying the good things in life, not having to stress about finances, and not having to be concerned about growing old, poor.

But if we are currently living from pay cheque to pay cheque, never seeming to get ahead or having any savings, how do we change things? Where do we start in our quest for financial security?

The best thing we can do, is sit down, take a deep breath and contemplate the differences between the haves and the have nots, the achievers and the laymen. What is it that the successful and wealthy do, that is different to us? What are the principles that they utilise to create wealth?

Once we find out the principles that others who have created financial security have used, it seems that then the only step left would be for us to try and duplicate the process.

Following is a list of some of the wealth building principles that I have discovered in my study of and conversations with successful people.

These concepts have been utilised extensively by those who have already created enormous wealth.

1. Use the power of Compounding Interest/Growth.

John D. Rockerfeller once described compounding interest as the “Eighth Wonder of the World?

Compounding is also referred to as Rate & Time because the longer the time, and the higher the growth rate, the greater the effects of compounding become.

Compounding works by letting any interest earned get added to the initial investment, and then the next lot of interest is calculated on the sum of the two, and so on. Interest is earned on interest. This gives the effect of exponentially increasing the value of an investment.

One of easiest ways to calculate how compounding interest works with different rates of return is to become familiar with the Rule of 72. This rule states that “The number of years that it will take for your money to double is 72 divided by the interest (growth) rate?
Therefore if you have $1,000.00 invested at 10% interest, then the number of years that it will take for your money to double to $2000.00 is 7.2.
72 divided by 10 = 7.2

2. Use the tried and true method of investing in residential real estate.

Statistics show that over 98% of the world’s millionaires have made their money through property.

It should really not come as a surprise, because everyone needs a place to live, and generally at least one third of the population are renting. Property is a necessity, so it can never go out of fashion.

As the population increases, so does the need for housing. The laws of supply and demand therefore will ensure that prices keep rising.

Banks consider property to be one of the most secure investments and because of this they will loan you a high percentage of the value. This leads to the next principle.

3. Using Other Peoples Money or Gearing is a tool used extensively by the wealthy.

Why is using Other People’s Money so important? The reason is that it is possible to use “leverage? also known as “gearing?to obtain a greater result, than you could have obtained using only your own contributions. The word leverage comes from “lever? As you know a small amount of force applied on one end of a lever, can produce force far greater than what was initially exerted. A lever has the effect of multiplying the power exerted.

In the case of investing, it is referred to as leveraging when you use just a small portion of your own money, say 10% deposit on a $300,000.00 house, and borrow (leverage) the rest, in this case 90%. The capital growth that you benefit from is then calculated on the full $300,000.00, not just the $30,000.00 that you personally contributed, having the effect of multiplying your capital gain.

Gearing allows you to purchase a far more expensive property than you could if you were using only your own money. Controlling assets of a higher value means that compounding growth has more to work on, and therefore your net worth will increase much quicker. Gearing allows you to build an investment portfolio more quickly than would otherwise be possible.

Make no mistake, the currency crisis is coming.

How is this possible?

Simple: Since gold cannot be made or printed at the whim of greedy politicos, it can’t be devalued as quickly as the paper money that is printed whenever need arises.

When a currency is backed by gold, $1 in paper money has to be backed by approximately one dollar’s worth of gold. Once a currency is no longer backed by gold, governments can print as much as needed. Naturally, most world governments have gone off the gold standard and that is why paper money has no intrinsic value.

As a result, most major institutions only speculate short term between those currencies and associated local values, such as stocks or bonds, and then they convert their profit into gold.
